Questions

Does homeowners insurance cover garage door repair in Georgia?

Usually, when something happened to the door. Not when the door simply wore out. A Georgia homeowners policy treats the garage door as part of the dwelling, so damage from a sudden event is covered above your deductible: a car backing into it, a limb coming down on it in a summer storm, wind, a break-in. A spring that broke after twelve years, a cable that frayed, an opener that died: those are wear and maintenance, and no policy pays for them.

The three claims that come up in Dunwoody

Backed into the door. The most common one, and it is covered two ways. If your own car did it, the damage to the door is a claim on your homeowners policy, and the damage to the car is on your auto policy. If a visitor’s car did it, their auto liability covers the door. Either way the door usually needs a bent vertical track straightened or replaced, the bottom section replaced if it folded, and the rollers reseated. That runs $150 to $350 for the reset plus $120 to $220 per track section and $350 to $800 for a panel, so a single-panel hit often lands under a $1,000 deductible and is not worth filing. A folded door on a 1970s model that cannot be matched becomes a new-door claim, and that one is worth filing.

A storm limb or wind. Dunwoody’s oaks and pines drop limbs in every summer thunderstorm and every ice storm. A limb through a garage door is a covered wind or falling-object claim, and the adjuster will want to see the limb and the damage before it is cleaned up. Photograph everything from the street and from inside the garage before anyone moves the limb.

A break-in. A door pried open or a track bent by someone getting in is covered under the policy’s theft and vandalism coverage, and a police report number is the first thing the adjuster asks for.

What the adjuster asks for

Photos of the damage before any repair, the date and what happened, a written repair estimate from a garage door company, and for a vehicle strike, the other driver’s insurance if it was not your car. The estimate needs to itemize parts and labor. A pro who has done insurance work writes it that way without being asked.

When to skip the claim

When the estimate is close to the deductible. Most Georgia policies carry a $1,000 to $2,500 deductible, and a claim for a few hundred dollars over it can raise the premium for three years. A track section and a reset is usually paid out of pocket. A whole door on a 16-foot opening, $1,900 to $4,200 and up, is usually a claim.

What the policy will not cover, and what to do instead

Springs, cables, rollers, openers and worn sections are maintenance. A home warranty, if the house came with one at closing, sometimes covers the opener and occasionally the springs; read the contract, because most cap the payout low enough that the service fee eats it. The better plan on a Dunwoody door of a certain age is a tune-up every couple of years, which catches the frayed cable before it snaps and racks the door.
